The fastest way to rent well in Ho Chi Minh City is to choose in the right order: daily route → neighborhood → building → individual apartment → lease terms. Many relocation searches start in the opposite direction — with attractive listing photos — and only later discover that the school run is difficult, the commute is wrong, the apartment is smaller than expected, the management fee was excluded, or the landlord’s terms do not fit a corporate lease. This guide is designed for expats, professionals and families who want to move from broad city research to a real shortlist. It combines current Chintai rental inventory with building-level comparisons and the practical checks that matter before you pay a deposit.
This is not a ranking of “best districts.” The right apartment depends on the problem you are solving. A family going to school in Thao Dien, an executive working near the CBD, a consultant staying for four months and a couple working from home may all make different choices at the same monthly budget.
What changed for renters in 2026?
First, do not be confused by old and new addresses. Under the 2025 administrative reorganization, the former Thao Dien ward was merged into the new An Khanh ward together with Thu Thiem, An Loi Dong, old An Khanh and the remaining part of former An Phu after another portion of An Phu was moved into Binh Trung. The new ward-level governments began operating from 1 July 2025. Property searches, building names and everyday conversations still widely use District 2, Thao Dien and An Phu, so Chintai keeps those familiar rental-market labels while also recognizing the current official addresses. See the 2025 ward reorganization resolution for the formal boundary changes.
- Metro Line 1 is operating: the Ben Thanh–Suoi Tien line has carried passengers since December 2024 and includes both Thao Dien and An Phu stations, so station access is now a real rental decision rather than a future promise.
- Condominium rental rules were updated: Ho Chi Minh City Decision 19/2026/QD-UBND took effect on 25 April 2026 and includes rules on condominium rental contracts, tourist-apartment operation and temporary-residence responsibilities.
- Foreigner temporary-residence declarations moved to one shared system: from 21 May 2026, accommodation providers use the Ministry of Public Security’s unified TBLT KBTT platform rather than the old foreigner temporary-residence website.
A 2026 rental snapshot from Chintai’s current inventory
One reason this guide does not rely on a single “average HCMC rent” is that the city’s rental markets behave very differently. Chintai’s current area pages show a deep eastern market in former District 2, a substantial central-adjacent pool in Binh Thanh and District 4, and a smaller but more expensive District 1 sample. The numbers below are best used to understand relative choice and price positioning inside Chintai’s database.
| Search area / product | Chintai rental supply | Useful current price signal | What it means for an expat search |
|---|---|---|---|
| Former District 2 | 2,410 active listings | Thao Dien avg 2BR $1,048; An Phu avg 2BR $1,026 | Deepest Chintai choice; especially useful for families and building-to-building comparison |
| Binh Thanh | 350 active listings | Main tracked ward avg 2BR about $1,090 | Strong CBD-adjacent alternative with large modern compounds and riverfront stock |
| District 4 | 381 active listings | Main tracked ward avg 2BR about $1,091 | Central access with a broad $700–$1,500 rental pool in Chintai data |
| District 1 | 87 active listings | District 1 group avg 2BR about $1,436 | Pay more for centrality; useful for executives and renters prioritizing CBD lifestyle |
| Serviced apartments citywide | 97 active listings | $222–$2,299 current listed range | Useful for move-in-ready, flexible or lower-setup stays; compare exactly what services are included |
1. Choose the neighborhood from your daily route
| Area | Best starting profile | Main strength | Main trade-off |
|---|---|---|---|
| Thao Dien / An Phu | Expat families, international-school households, eastern-CBD commuters | Deep apartment inventory, schools, restaurants, services and Metro corridor | Popular premium buildings can be expensive; road, rail and construction noise are stack-specific |
| Binh Thanh | Professionals, couples and CBD commuters | Very close to District 1 with major compounds such as Vinhomes Central Park and Sunwah Pearl | Traffic and micro-location vary sharply even inside the district |
| District 4 | City-focused professionals, couples and small families | Fast access to District 1 with many modern towers and strong rental supply | Denser local streets; building access and commute route matter |
| District 1 | Executives, singles and people who want the CBD at their doorstep | Maximum centrality, restaurants, offices, hotels and urban lifestyle | Less apartment choice and usually less space per dollar than former District 2 |
| District 7 / Phu My Hung | Families and tenants whose work or school is in southern HCMC | Planned communities, wider roads, schools, healthcare and self-contained daily life | Can be the wrong choice if your daily route is Thao Dien or the eastern city |
| Serviced apartment | New arrivals, project assignments, flexible stays and low-setup renters | Furnished, move-in-ready and services may be bundled | Higher cost per m² in some products; package inclusions vary |
Use Chintai’s live area pages to compare the current market: former District 2 · Binh Thanh · District 4 · District 1 · District 7.
- I have children at ISHCMC or BIS: start in Thao Dien / An Phu and test the school-hour route before choosing a building.
- I work near District 1: compare District 1 with Binh Thanh, District 4 and the Metro-connected eastern corridor rather than assuming the CBD is automatically best.
- I am newly arriving and do not want to set up furniture, internet and cleaning: compare serviced apartments first.
- I need a large family home: compare older large-layout compounds and Thao Dien villas with newer premium towers instead of filtering by bedroom count alone.
- I travel frequently: consider the airport route and how easily you can reach main roads, not only distance to downtown.
- I work from home: usable living width, daylight, quiet orientation and a real desk position often matter more than an extra few advertised square metres.
2. Why Thao Dien and An Phu deserve a deeper comparison
Chintai’s former District 2 rental dashboard currently tracks 2,410 active rentals, including 1,346 tagged Thao Dien and 724 tagged An Phu. Thao Dien’s current average asking rent in the dashboard is about $781 for 1BR, $1,048 for 2BR and $2,050 for 3BR; An Phu is about $850 for 1BR, $1,026 for 2BR and $2,057 for 3BR. The similarity of the 2BR averages hides a much more important reality: the same monthly budget can buy very different amounts of space, building age, privacy and facilities.
| Monthly budget | Active District 2 listings in Chintai | How to use the band |
|---|---|---|
| Under $500 | 13 | Very thin supply; verify listing condition and what the price includes |
| $500–$700 | 142 | Entry 1BR/2BR and selected older or compact stock |
| $700–$1,000 | 524 | Large comparison set; strong budget for value-oriented 1BR/2BR searches |
| $1,000–$1,500 | 676 | Largest Chintai band; broad 2BR choice and selected family stock |
| $1,500–$2,000 | 320 | Premium 2BR and a growing set of 3BR options |
| $2,000–$3,000 | 353 | Family 3BRs, premium projects and larger layouts |
| $3,000–$5,000 | 282 | Large 3BR/4BR, duplex, penthouse and villa comparisons |
| Over $5,000 | 100 | Top-end family, penthouse, duplex and villa inventory |
3. Compare buildings by the trade-off they solve
| Building | Current Chintai snapshot | Best starting reason | Main thing to inspect |
|---|---|---|---|
| Masteri Thao Dien | 582 tracked rentals; 2BR asking range $510–$1,800 | Maximum choice, Metro/mall convenience and easy same-day comparison | Compact layouts, density, tower/floor and view |
| Masteri An Phu | Strong budget-oriented 2BR presence in current Chintai inventory | Practical An Phu / school / Metro-side location | Usable living width, furniture and exact orientation |
| The Vista An Phu | 165 tracked rentals; 2BR asking range $750–$2,500 | Large family layouts and mature compound | Age of interior, renovation, AC/appliances and maintenance |
| Gateway Thao Dien | 197 tracked rentals; 81 2BR listings at $850–$2,400 | Premium Thao Dien positioning with a broad apartment mix | Tower, actual usable area, furniture, view and landlord terms |
| Lumiere Riverside | 140 tracked rentals; current visible 2BR examples around $885–$1,346 | Newer premium finish, modern common areas and Metro corridor | Space per dollar, sun orientation and tower/view |
| Q2 Thao Dien | 84 tracked rentals; 27 2BR listings at $900–$3,000 | Modern lower-density feel and Vo Truong Toan side | Thinner inventory and highly deal-dependent pricing |

4. What should your monthly budget target?
Use budget as a search-band tool, not as a promise that every neighborhood will deliver the same product. A $1,000 rental might be a compact apartment in a newer project, a much larger home in older stock, or a serviced apartment with some services included. The most useful question is: what must the budget buy for your daily life?
| Monthly budget | Useful first search | Likely trade-off to inspect |
|---|---|---|
| Under $700 | Studios/1BRs, selected serviced apartments, older or compact condominium stock | Location, unit condition, building quality and inclusions vary widely |
| $700–$1,200 | Strong 1BR/2BR search in former District 2, Binh Thanh and District 4 | Newer buildings often trade space for finish; older buildings may offer materially larger layouts |
| $1,200–$2,000 | Premium 2BRs, larger 2BRs and selected 3BR family options | View, furniture and building tier create large price gaps inside the same bedroom count |
| $2,000–$3,500 | Family 3BRs, premium residences and selected 4BRs | School route, usable area and landlord flexibility become more important than headline facilities |
| $3,500+ | Large 4BRs, duplexes, penthouses and villas in selected areas | Supply is thinner; negotiate the whole package and scrutinize landlord/contract quality |
5. Standard apartment, serviced apartment or villa?
| Standard condominium | Serviced apartment | Villa / house | |
|---|---|---|---|
| Best for | Longer stays and maximum building choice | New arrivals, flexible assignments and low setup | Families prioritizing space, garden, privacy or pets |
| Furniture | Landlord-specific: unfurnished to fully furnished | Usually move-in ready | Highly variable; inspect condition carefully |
| Services | Usually arranged separately | Cleaning/internet/utilities may be bundled | Usually tenant/landlord arranged separately |
| Main advantage | Deepest project and layout comparison | Operational simplicity | Space and lifestyle flexibility |
| Main check | Unit condition + lease + recurring fees | Exactly what the package includes and minimum stay | Maintenance, security, flooding/drainage, garden/pool and repair responsibility |
Chintai currently tracks 97 serviced-apartment rentals in Ho Chi Minh City with a listed range of about $222–$2,299/month. Current inventory includes studios, 1BR, 2BR and larger family units. The key is not the label “serviced”; it is the package. Cleaning frequency, internet, electricity, water, laundry, VAT, parking and guest policies can all differ. Browse current serviced apartments in Ho Chi Minh City and request the inclusion list in writing.
For families that need substantially more space, Chintai is currently tracking 157 Thao Dien villa and house rentals, with visible asking prices from about $800 to $8,000/month across the full range of sizes. A villa can solve space, garden and pet requirements that apartments cannot, but it creates a different checklist: security, drainage, pool/garden maintenance, pest control, AC quantity, utility costs and repair response. See Thao Dien villas for rent for current examples.
6. For families, choose the school route before the building
School location can outweigh an extra bedroom or a more impressive lobby. ISHCMC currently lists its Primary Campus at 28 Vo Truong Toan, An Khanh and Secondary Campus at 1 Xuan Thuy, An Khanh. BIS HCMC lists three Thao Dien-area campuses: Early Years & Infant at 101 Thao Dien Street, Junior at 225 Nguyen Van Huong, and Secondary at 246 Nguyen Van Huong. Check the current addresses directly with ISHCMC and BIS HCMC when planning a move.
| School / campus | Current address | Rental-search logic |
|---|---|---|
| ISHCMC Primary | 28 Vo Truong Toan, An Khanh | Start with Vo Truong Toan / An Phu-side projects, then test the exact school-hour route |
| ISHCMC Secondary | 1 Xuan Thuy, An Khanh | Central Thao Dien and nearby An Phu both become practical |
| BIS Early Years & Infant | 101 Thao Dien Street | Central Thao Dien access is the main logic |
| BIS Junior | 225 Nguyen Van Huong | Prioritize Nguyen Van Huong / central Thao Dien-side routes |
| BIS Secondary | 246 Nguyen Van Huong | Same corridor logic as BIS Junior |
7. Metro Line 1 is now a real rental variable
Metro Line 1 (Ben Thanh–Suoi Tien) officially began passenger operation on 22 December 2024. The line has 14 stations, including Thao Dien and An Phu. For renters in the eastern corridor, that changes the calculation: a compact apartment near a usable station route may beat a larger unit that requires daily car travel. The official HCMC metro information confirms the station network and operation history; see the HCMC Metro Line 1 passenger information.
- Measure the real walking or motorbike route to the station, not straight-line distance.
- Consider rain, heat, road crossings and whether the route is comfortable after dark.
- Check where you need to go after leaving the Metro; the last kilometre can decide whether the trip works.
- Inside the apartment, inspect road/rail-facing bedrooms for noise rather than assuming “near Metro” is automatically positive.
- If you still drive daily, compare parking access and rush-hour exits — station proximity alone may not solve your commute.
8. Lease terms: what the 2026 rules mean in practice
Normalize the real monthly cost before negotiating
| Cost / term | What to ask |
|---|---|
| Monthly rent | Exact amount, currency/payment method, payment schedule and due date |
| Management fee | Included in rent or paid separately; who receives it |
| Parking | Motorbike/car availability, monthly rate and registration procedure |
| Utilities | Electricity/water billing method and meter basis |
| Internet / TV | Included, landlord-provided or tenant-arranged |
| Cleaning / laundry | Only relevant where offered; confirm frequency and limits |
| Tax / invoice documents | If employer-paid, confirm required invoice/tax paperwork and whether the quoted rent includes the agreed tax treatment |
| Security deposit | Amount, permitted deductions, return deadline/process and bank details |
- Confirm the identity of the landlord or the authority of the person signing on the owner’s behalf.
- State the exact apartment, lease start/end dates and handover date.
- Write the rent, payment schedule, due date and bank/payment details clearly.
- List what is included: management fee, parking, internet, utilities, cleaning or other services.
- Record the deposit amount, permitted deductions and the process/timing for refund.
- Write any early-termination option, required notice and compensation clearly rather than relying on chat messages.
- Define repair and maintenance responsibility, including air-conditioning, appliances and major defects.
- Attach or list furniture/appliances and any items the landlord agrees to remove, replace or repair.
- State reasonable access arrangements for owner, agent and maintenance visits.
- Confirm pet permission, corporate-lease requirements and temporary-residence support before paying the deposit.
9. Temporary residence for foreign tenants
10. If your employer pays the rent, solve the paperwork first
Corporate housing searches often fail late because the apartment is perfect but the landlord cannot or will not meet the company’s documentation, payment or contract requirements. If your employer reimburses the rent or signs as lessee, tell the agent before the shortlist is built.
- Who must be named as lessee: the employee or the company?
- Does the company require a specific lease template, bilingual contract or internal approval process?
- What invoice, tax declaration or payment evidence is required?
- Can the company pay monthly, quarterly or only on another schedule?
- Is the housing allowance inclusive or exclusive of management fees and tax-related costs?
- Does the employer require ownership documents or additional landlord verification before payment?
- Will the company need proof of temporary residence or support for immigration/HR records?
11. Inspect the apartment, not just the building
A building page tells you the project, facilities and broad location. Your daily experience is determined much more by the individual unit: layout, usable living width, floor, stack, sun, noise, furniture, AC condition, water pressure and landlord maintenance. Two apartments in the same tower can therefore deserve very different rents.
- Run every air-conditioner and listen for excessive noise; check cooling and visible leaks.
- Check water pressure, hot water, drains, bathroom ventilation and signs of moisture or mold.
- Open windows and balcony doors; inspect seals and listen for road, rail, construction and mechanical noise.
- Test appliances, lights, sockets, induction/gas equipment and washing machine where provided.
- Check mattress, sofa and built-in furniture condition if the unit is furnished.
- Measure whether your actual sofa, dining table, work desk, baby cot or children’s furniture will fit.
- Stand in each bedroom with the AC off for several minutes to hear the real ambient noise.
- Check afternoon sun, balcony direction, wind and privacy from neighboring towers.
- Ask which furniture can be removed or replaced and put agreed changes in writing before signing.
12. Pets: screen policy before the viewing route
A practical pet-first search should run in this order: management rule → landlord approval → unit suitability → walking environment. Only then should price and building preference decide the winner.
13. Make the handover document as important as the lease
- Photograph every room, wall, floor, countertop, bathroom, balcony and major item of furniture.
- Record existing scratches, stains, chips, leaks and defects in the handover minutes.
- Record electricity/water meter readings where relevant.
- Count keys, access cards, parking cards and remote controls.
- List appliances and verify which are working at handover.
- Record any repair still pending after move-in and the agreed completion timing.
- Make sure both parties retain the same signed or acknowledged handover record.
- Confirm the temporary-residence declaration process immediately after move-in.
A good rental decision is not finished when the lease is signed. It is finished when the apartment, defects, keys, furniture and responsibilities are clearly handed over.
Chintai Saigon rental guide
14. A practical search process that saves viewing time
- Write the brief: move-in date, lease length, all-in budget, bedrooms, work/school route, furnishing, pet, parking and corporate requirements.
- Choose two areas: do not start with the whole city unless your daily route is genuinely flexible.
- Select 3–5 buildings per area: use building age, usable layouts, facilities, transport and inventory depth.
- Filter the actual units: remove anything that misses hard requirements before arranging viewings.
- View in one route: compare several units close together so the differences are fresh and the market becomes obvious.
- Score the same facts: all-in cost, area/layout, condition, view/noise, landlord flexibility and lease terms.
- Negotiate the whole package: rent, furniture changes, repairs, fees, move-in timing and contract clauses can be worth more than a small rent reduction.
- Verify and document: signer authority, payment details, contract, deposit record and handover condition before moving in.
The best apartment is not the one with the best photos. It is the home that solves your daily route, space, budget and lease requirements with the fewest expensive compromises.

Ho Chi Minh City apartment rental FAQ for expats
Which area is best for expats renting in Ho Chi Minh City?
There is no universal best area. Thao Dien/An Phu is a strong first search for international-school families and renters who value a mature expat ecosystem; Binh Thanh and District 4 are efficient for central access; District 1 maximizes CBD convenience; and District 7 can be excellent when work or school is in the south. Choose from your daily route first.
How much should I budget for a 2-bedroom apartment?
It depends heavily on area and building. Chintai’s current District 2 dashboard shows average asking rents around $1,048 for a Thao Dien 2BR and $1,026 for an An Phu 2BR, while the current District 1 group is around $1,436. Individual apartments can be much lower or higher depending on size, building age, view, furniture and lease terms.
Is Thao Dien still called District 2 in 2026?
The official administrative structure changed. Former Thao Dien is now within An Khanh ward following the 2025 reorganization, and former An Phu was split during the same process. However, District 2, Thao Dien and An Phu remain widely used property-market and neighborhood search terms, so rental sites and residents still use them for practical location reference.
Should I rent a serviced apartment or a normal condominium?
Choose a serviced apartment when you want a furnished, low-setup home and services such as cleaning or internet may be bundled. Choose a normal condominium when you want deeper project choice, more landlord-specific negotiation and often better long-term space/value. Compare the exact inclusion list and all-in cost.
Do condominium apartment rental contracts in Ho Chi Minh City need notarization?
Ho Chi Minh City Decision 19/2026/QD-UBND states that condominium apartment rental is carried out through a rental contract, which may be paper or electronic, and that the rental contract is not required to be notarized or certified under that rule. Specific transactions can still raise other legal issues, so obtain professional advice if a dispute or unusual structure is involved.
Who files temporary residence for a foreign tenant?
The accommodation provider is responsible for the relevant stay/temporary-residence declaration process. Before signing, confirm whether the landlord, serviced-apartment operator or another responsible provider will file it. From 21 May 2026, the Ministry of Public Security uses the unified TBLT KBTT platform for foreigner temporary-residence declarations.
Is Metro Line 1 useful if I rent in Thao Dien or An Phu?
Yes. Metro Line 1 is operating and includes both Thao Dien and An Phu stations. It can materially improve a commute toward central or eastern Ho Chi Minh City, but check the real first/last-mile route and the exact apartment’s road or rail noise before choosing.
How much security deposit should I expect?
Deposit amounts and payment schedules vary by landlord, property type and lease structure. Instead of assuming a standard number, focus on having the amount, permitted deductions, payment evidence and refund process/timing written clearly in the lease.
Are management fees included in the advertised rent?
Not always. Listing conventions vary. Ask for the all-in monthly housing cost and separately confirm management fees, parking, utilities, internet, cleaning and any tax/invoice requirements that affect your lease.
What should I verify before paying a holding deposit?
Verify the exact unit, the signer’s ownership or authority, the payment recipient, the agreed rent and lease outline, the purpose of the holding payment and its refund conditions. Keep written evidence of the transfer and agreement.
Can I rent a condominium apartment by the night like Airbnb?
Do not assume every condominium can legally operate as tourist short-stay accommodation. Ho Chi Minh City’s 2026 condominium rules state that tourist-apartment rental in a condominium must register as tourism accommodation and comply with tourism regulations.
How early should I start searching?
Start early enough to understand the market, but do not build a final shortlist from units that will not still be available near your move-in date. A practical approach is to research areas and buildings first, then intensify unit-level viewings as your actual move-in window approaches.
Tell Chintai your route, budget and non-negotiables
Send your move-in date, expected lease length, bedroom requirement, workplace or school, all-in budget and any pet, parking, furnishing or corporate-lease needs. Chintai can compare current buildings and units before you spend a day viewing homes that were never a good fit.
